I think it is worth considering with a co-signer given that:1.

If not, you might need to find a co-signer at the front end. 

Is this a single unit in a co-op or condo, or in a larger rental building?

@Jack Martin I agree with @Ronald Rohde but have you considered making this into a co-working space.

One is legalizing it, have a CO for 3 when it's a duplex.

I asked for a co-signer, but instead she offered 4 months advanced rent plus security.
