You also can transfer the home into your LLC right after closing.

Make sure at this point, you let the title company know if you want a check or a wire transfer for your profit.

That doesn't mean it just transfers right over to another property.The tenant's income may have changed or possibly more or fewer family members move along.

In Florida you can put the advanced rent in a separate account (per F.S. 83.49), and when upon the accrual of rent on the due date, you transfer the money from the account to your operating account.

That transfers certain equitable rights to the tenant/buyer--nice for them, not so good for you.
