And as far as it being okay with fair housing - my point was that if you bend the rules now for anybody - black, white, gay, Section 8, Asian, Native American, huge family, whatever - and you decide you want to go back to your original criteria - you might not be able to.

So, unless you are only doing upgrades for your gay tenants, and refusing to do any upgrades for your heterosexual tenants, for instance, I can't see any basis for discrimination regarding upgrades in units.It took me a while, but I learned some pat responses to things tenants might say or ask for.  

We finally have gay marriage in CA and the Department of Veterans Affairs is no longer in the stone age, but I used to have to engage in completely stupid shenanigans (lawful shenanigans, but still clearly shenanigans) to be able to count the income of a gay veteran's significant other when using a VA Loan.

Now my parents are still married but imagine if you can that one day my father comes home and declares after 40 years of marriage, that he fell in love with his secretary or one of his buddy's at work ( lol, I just had a image of my dad being gay ..) it has happened to 100's of thousands of women.

That also reminds me of one gay guy who for years has had a his own site for short term rental of rooms in his house over by a cementary.
