They all have similar size, but option #1 is very close to subway (for people commuting to Washington DC), highway and major shopping centers, listing price $415K, built in 1986, the realtor said similar property in the community rented for $2300/month.

So to further the note paydown point.. the problem with the whole concept is your buying highly risky notes that may or may not pay down.. if it goes bad and your using this company and they can't replace then your whole strategy went poof.. and you would be better off buying a lawn service..or a subway or a rental or what have you.

M & M is the way to go for commercial projects, I favor Streeteasy when it relates to residential, but there's certainly some overlap.If I were you, I'd strongly consider East Harlem, both before it becomes a named neighborhood like South Harlem(now "SoHa") and before the 2nd avenue subway's terminus pops up there.
