I'm hoping to get some input (I've on an offer given the following:South Central Michigan - Desirable school districtListed for $130,000On market since Aug. 2104 without price reduction~45 years oldOriginal furnace in both units (works well but old - not inspected yet)Roof is ~20 years old (OK condition but old - not inspected yet)New windows in 1 unit, original windows in other (aluminum - good condition - not inspected yet)Unit 1 needs cosmetic work (deep cleaning, minor drywall patchwork, painting, carpet replacement/cleaning in several rooms)Unit 1 shorter term tenantsUnit 2 is pretty clean and nothing needed by way of cosmetic repair.Unit 2 has long term tenantsBoth units rent at $825 per monthSelling agent cited "income potential" for firmness on the price.Based on the repairs that are needed, my gut feeling is that $130k is too much.

Where did you get the vinyl (maybe aluminum?)

Windows -- the building has poor quality aluminum windows.

You can pick any size that is slightly smaller and trim out the rest with wood, trim and siding or aluminum.

A good agent can help by letting you know some of the things that will be issues on the insurance (in ground oil tanks, Knob & Tube or Aluminum wiring, tenants with pitbulls, to name a few). 

Out here in South eastern Missouri, there are a few survey companies, however they are booked out for some time.

My venture into MH investing stemmed from my research into serving the influx of oil field housing needed in our local area here in south eastern Louisiana. 

-It is 40 yrs old-Aluminum wiring-No central air/no heat-Evidence of water damage around most windows, and kitchen flooring-I don't remember there being a hot water heater-Last owners replaced some windows and did a shoddy job-No car port/no storage shed-The cabinets in the kitchen appear to be home made with plywood and white paint-Soft wallsBUT mostly.. it's a 2/1 and they just don't move like the 3 bedrooms.As far as why did I settle for only 4k?
