This deal taught me the importance of overestimating rehab costs and always having a solid team of professionals on How did you find this deal and how did you negotiate it?

By a professional estimate I mean having a contractor bid the work, not just me estimating the jobs. 

Currently scheduled to close on my first triplex next month and excited to connect with other RE professionals in the area to help me along.

As a newcomer to this field, I am eager to learn and grow, while also contributing value to investors and professionals.

It is important that you hire professionals who have experience working with foreign investors.

If it weren’t for some contractor issues, we would have netted around $60K, but it ended up closer to $45-50K (I don’t have the exact numbers on hand).

Cost of rehab is a few months and around $10k I think — I'm waiting for contractors to look at the property to verify this for the things that I don't already have a good handle on the cost for.
