-We filed for write of possession which was granted but now the Fulton court system has been down for weeks due to data breach or something.I’m assuming I’m dealing with professional squatters and likely identify fraud, as they are not responding to court ordered documents.

Tell them you don't do partial months but they'll retain possession until the end of the month if they want to take their time moving.

If the property is empty is you can (and should) take immediate possession and change locks as it saves you from mandatory eviction later if they return.

In PA the requirement for Adverse Possession is 21 years so if you buy at Tax Sale and hold for 21 years in PA, you can then claim Adverse Possession and the statute of limitations for appealing the Tax Sale has expired.

Tenant must deliver possession on last day of lease in same condition as rented, normal wear and tear excepted.
