Once terms are agreed to (move out date, buyout fee, how the deposit will be handled, etc.), we will sign a simple lease cancellation agreement, coordinate the payment and move out and we're both moving forward, tenant being released from the lease and landlord looking for the next tenant.

I know this post is a little outdated and the property has been sold, but I wanted to add.I went to see a fourplex on that specific street a few years ago (I think it was for sale for around $120k-$150k), it seems like a VERY HIGH CRIME area.

With that said, I'm still in the process of doing a 1031 exchange, selling my SFR for a fourplex in Los Angeles.Also, if you are still serious about finding a property in Los Angeles, as mentioned by a previous poster, that "ghetto" list is a bit outdated.

I find that my rentals in the far outlying suburbs all tend to get tenants from Zillow, but my stuff close in close to the city or in the city tend to be Craigslist.I dont like that a lot of the listings, whether for properties or for rent on Zillow tend to be outdated...so it looks like there are more rentals available than there really are.

@Matt Friede, I also recommend Bank of Travelers Rest (try a personal meeting first) and SC Telco (they are a bit outdated in some ways, but gave us some great rates!)
