I think we will, actually I personally am a good example of that (millennial, moved from DC to Indy in no small part due to cost of living).People talk about the inherent qualities of real estate in certain locales, California for instance, but really, what they're talking about is more the snowball effect than anything inherent, and that's not guaranteed to last.

Oregon is seeing significant in-migration from a younger population and those people are here to stay for the long-term (think about all of the Portland millennials who are now living in apartments who will want that white-picket fence single-family home one day).In my opinion, what @AndrewJurinka said above is correct in that duplexes and multi-units are better cash-flowing deals than single-family homes.  

Check out this interesting report from Realtor.com that shows Memphis as one of the Top 3 destinations for Millennials in 2016 (personally, I am running into these young folks all over town).
