I have a single family house (primary residence) and am wondering the pros and cons of selling to a builder?

Red Bank is opposed to multi family which is odd given the concentration of it within the city.

With a house hack you buy a single family and rent out rooms to roommates to make money OR a small mult-family (2-4 units) and rent out the other apartment(s).
