.), but demographics for the area look sound, and inflation is very likely going to exceed the 10 year avg in the near future... then someone should be able to find a 50% rule property now - but even if they only come close, it could be a very sound investment, and a great way to diversify for a guy (me :D ) who owns no property, pays no rent, and is has all his savings in stocks/bonds.

Set specific qualifying criteria for them so that you get the cream of the crop; graduate students, medical students (not just pre-med, but in the med school), law students (again, not pre-law) - these are the students moving toward a bigger payday ahead of them, and they spend more effort on studies than the partying.
