This allows enough of an area for people to put a floor mat down and people to take off their boots.

One of our tenants with one child told us that they had been paying $60/month at the laundry mat to do their laundry, they are much happier now that they have it in their home.In my experience, renting an apartment that at least has access to laundry it much easier than one without.

If making the 20% down payment leaves you cash strapped, then there is risk that you could lose the home during a bad economic situation. 

Obviously, if you're doing this full time I think that changes the equation, especially if your problem is being cash strapped.
