I think the most flexibility could be with Cap-ex improvements, maintenance, and vacancy, but I could be wrong.Management = 10% = $340 per monthExterior work (lawn, snow) = $100 per monthProperty taxes = $221 per month Insurance = (I need an actual quote) Let's say $125 per monthCap-ex improvements = ???

I'd get actual numbers where possible like on taxes, insurance, utilities, yard & snow removal, etc then add 18% if hiring a PM to 'take care of everything.'
