Hey guys I'm looking to buy a 2nd property in the L.A area and I want to know what the better strategy would be: 1. sell my primary residence and buy a duplex so I can do a house hack OR 2. do a cash out refinance to house hack for said duplex.

Purchased a little too high at the buy (I knew it at the time too), does a little better than breaking even on cashflow, and took too long to rehab.

Would have done better if not slowed down by COVID in 2020 Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

AT MOST you rent it out for 2 years and then sell it but honestly you’re probably better off just selling it.Assuming zero vacancy and zero capex you’re going to make about $12k/yr.

Even better if you can work for a property manager or real estate compnay. 

I'd like to understand which is the better option between these two and the reasoning behind it. 

Perhaps a better vetting of the buyers on the BP side will enable better quality leads?

My buy box is C+/B- 2000 sq ft or better, no HOA, no Pool, 2.5 bathrooms or better and plenty of parking. 

Very odd to see a 19 year old kid In the real estate investing world i feel like, but the sooner the better.
