Moving to nicer neighborhoods

@Michael Klick Congrats on getting things moving in your investing journey. 

I’m starting off wanting to get into a primary residence that I plan to house hack and then figure out the next move into investment properties but that’s down the roadwith all that said, are there other ways that im not thinking of to 1.

.- The townhouse you're moving into is currently a rental, but you plan to live there two years for the 121 exclusion.

Currently just waiting it out and hoping for the best to start the year so I can move on and dive into better opportunities. 

Check with your QI about both scenarios.I did have a client do a 1031, rent it out for two years and then moved in at the advisement of their CPA.  

My plan moving forward is to acquire another 20 doors before years end and I'll provide another Portfolio update around then.Happy Investing!

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

My question is, would selling this asset now to clean up all my personal debt (~$50k) with the leftover used to reinvest be my best move currently in your opinion?
