I am closing on a multi-family (3-4 units) buy & hold investment in East Boston.Purchase price: $969,000Down Payment/ Closing Costs: $113,000I am in the process of buying my first property, using a 2 for 1 buydown, which is in a non flood zone in East Boston.

As you mentioned, many east side suburbs require a POS violation certificate prior to transferring title, and it’s valid for one year.

I'd forecast that the general trend of East Valley rent being higher than West Valley rents would remain the same.

I would like to know if there are any big real estate clubs in the east bay that I can network and hold monthly meet ups?

I’ve been exploring similar opportunities on the East Coast, where solar development is also picking up.

I suspect you have seen my product around Park circle mainly the east side of down town we did about 15 new builds there. 

She lives in East Garfield Park, and the 2 properties are right near her home.
