So they are financially misaligned on long-term performance (and I think this is why there are so many people who have had bad turnkey experiences) And, as someone who has done lots of rehabs directly myself, I have seen hundreds of ways that turnkey operator could take shortcuts (to the detriment of the investor but beneficial to their bottom line) which investor could never detect (or not until years later when it's too late).

They say they have an algorithm that can detect owner bookings and pull those out but I am skeptical of how well that could really work.The advantage is that they offer data for the whole year so you can see seasonality instead of having to completely guess how things will look in summer based on winter bookings, and they have multiple years of data so you can see what things look like in a normal year.In the end I think it's important to look at both AirDNA and calendars.

Thats something that I am thinking about but more inclined towards not adding the washer drier.I was reading this book "Crushing it in apartment investing" and the author mentioned about adding water reducing faucets or motion detecting bulbs which will be turned off automatically.

My recommendation is that once you have chosen the market you’re going to be investing in, then use the air DNA data to do a deep dive The Rentalyzer is pretty awesome in theory, but it isn’t sophisticated enough to detect things like “this property is waterfront; this one isn’t”.
