Go talk to the Chamber of Commerce and the local businesses and find out the demographic of who comes to visit the area you want to purchase in.

In my quest to achieve FIRE, I went to a Chamber of Commerce networking meeting and met a financial advisor named Jamie.

I use the chamber of commerce sites also.I look at historical population, I am looking for growth or at least a level population.

@Melba Chambers without knowing anything about the property I’d say your capex should be doubled and your management should be at least 12.5% (assuming 50% rent placement +8% monthly).

Also, reach out to your local city's Chamber of Commerce.

From what I know the casino has been aggressively growing and I've requested some additional information from the local Chamber of Commerce.I don't want to try and flip a house that far away from home but I think it might be perfect for an RV park.It will need to be rezoned, if possible, and from what I've found there is city water and electric.
