I can tell you Boca at a 7 cap is a non-starter.

We went to Chicago, Boston, New York, Boca Raton, Dallas, Phoenix, Sacramento, San Fran, Los Angeles - probably 10 to 12 cities in California and sometimes meeting with only 2 or 3 investors.But we kept at the traveling and commitment to go meet investors where they were and eventually the crowds grew into the hundreds.We also met and managed homes for the owners of Fortune Builders.  

If you haven't already, its very useful to set up your keyword alerts to include phrases like "south florida", "boca raton", "buy and hold" or any other locations/ topic.

Having an office in Boca Raton with all the other lenders doesn't make them any better. 

Cities may not post codes, google BOCA as a start, cities follow national codes and adopt requirements.

I know a great accountant in Boca Raton, Josh Hanover with Marks Paneth LLP.

Might be a better option and less DTI issues than trying to get two mortgages in a row.Also I'm very familiar with Boca Raton.
