I have a former primary near Augusta, Ga which I still own as a rental.

We're too precious in our thinking about them, so we spend where we should save, give time where we should rush, and generally indulge when restraint is the better course.It sounds as if you're early on in the investing journey.

I have to acknowledge that this was much easier for me to do than it'd be for you because I had the knowledge and, most importantly, some precious connections on the ground that you don't have.Mind you, when I started, I didn't know about BiggerPockets and there was hardly any content on buying a property in Tulum here anyway.

hi everyone, thanks for the help in advance. i just bought a 4 bedroom 2 bath three story property in augusta GA. in the basement is a perfect place to simply put in a door and a lock blocking it off from the rest of the house and living there while i rent out the 2 top floors.the two top floors have a kitchen, dining room, great room on the main floor and on the top level 2 bedrooms and a bath. rentometer gave me a score of $900 a month for a 2 bedroom 1 bath, but it is not factoring the 2 stories, dining room and great room. so my question is, because of two stories, the dining room and the great room how much will that allow me to increase rent by and how could i find this for myself in the future?

We moved in August, a renter moved in September 1.  

purchased a place to lease out for duck hunting near Augusta and so far has done well. it is a very nice place, not what i would call a typical duck lodge. has its own boat ramp, if you can call it that, to fish horseshoe lake, an oxbow. the 3 month lease should cover 70% of debt and all expenses for the year. now to short term lease it for the remaining 9 months. i say all of this because i think hunting/fishing is a pretty cool market.
