The Rentals are generating passive income not subject to SE tax, the Flips will generate Ordinary income subject to SE tax. 

Over the past few years, I have been moving around the SE and now back up to NJ relocating for my company, and have enjoyed seeing some of the growth coming back to ROC.

Putting a higher down payment, at least 25%, will also se you up for better rates.

Not portfolio loans per se but can achieve the same desired outcome depending.

Scenario: I own a 2 bd/1bath small condo in SE Michigan (Ann Arbor/Ypsilanti area @ ~850 sq ft) which I lived in for ~ 15 years (nice small place along quiet, decent-sized lake), and moved recently out of state for a different job in same industry.

The anonymity is not an asset protection technic per se, but is a smoke screen that will avoid ambulance chaser or opportunistic lawsuit based on contingency.

I've bought a lot SE inner loop. 

It is not gambling per se, there are real wells with real chances of finding oil, but it is not another class B multifamily value play for sure.
