However I am a Ventura County Ca resident.

The 'ace' in your hand (assuming you deal yourself the ace) is knowing what the city will allow (parking or otherwise) and if the parcel could be worth something more to someone down the road.

What are some of your strategies with getting the best deals at Home Depot, Lowes, Menards, Ace Hardware, Sherwin Williams, etc?

Also looking to network with other investors from Ventura county area.

I've gone through a number of posts on the forum and haven't seen anything specific to what I think is a very important section of the Listsource site: If anyone has had experience with Listsource.com, I'm  doing a search in a particular County, Ventura, CA.  

I work with brokers and property managers everywhere I own and am presently looking into the Ventura County market, starting with Oxnard and Ventura.

That leaves me with Ace Cash Express since there are no 7-11's in Louisville, KY. 

In Ventura County, the same size home could differ in price by over 200K within a couple of miles of each other.
