Setup Listsource.com for Absentee owners what is most important?

I've gone through a number of posts on the forum and haven't seen anything specific to what I think is a very important section of the Listsource site: 

If anyone has had experience with Listsource.com, I'm  doing a search in a particular County, Ventura, CA.  The area I'd like some advise is the Property area where you have the option to ask for a % Equity.  If you ask for 21-30% is this with the idea that the homeowner has room to negotiate?  

Second question, same area: if you ask for a sale date and price, is a year back enough or is it best to go back to say 1965 to cover it all?   

Any other suggestions anyone would like to suggest to get a focused list that will make sense to direct mail would be much appreciated.   Thanks to all who respond.
