Is your DSCR ratio greater than 1-meaning are you cash flowing (according to the lender's criteria of mortgage, property taxes and insurance (and HOA) if applicable).

More than 1/2 of that is HOA issues, so if you don’t have them you should be spending 15 -30 minutes a year with a bookkeeper, a few hours without.

My opinion is no because of HOAs and their rules and they can increase HOA fees with no limit on top of your pro-tenant laws.
