Currently getting ready to sell my primary residence and the furnace and hot water heater need replaced.The guy doing the job won't touch the pipe that takes the exhaust from the basement out the attic since it is an asbestos wrapped cement pipe.Anyone have any expertise with these?

I find myself exhausted of not getting off the ground with my first deal.  

I consider myself a long-term owner and have sufficient reserves to withstand collection issues/turnover.

I suggest you start with just one thing and exhaust it.

I was confident about my numbers but the market softened up, I discovered that the property had a major flaw for the buyers in that market (the property backed up to a relatively busy street), and I didn't have the capital to withstand a longer than expected hold time.

They ended replacing the rear bumper and her exhaust all the way up to the header.   

All my personal connections don't have a lot experience in really investing in real estate, but I'm exhausting those avenues first.
