AIN any event, any Mello Roos property in CA will not be suitable as a rental for a bunch of other reasons.... least among them are the Mello Roos fees.Also, since we are talking about tax, property taxes in California are among the lowest in the nation from a percentage POV, thanks to Prop 13.
