At the end of the day you have a promise to pay from a stranger, and if they don't pay the lease is your legal framework to force payment from a court.

Not only do you have dues you can't ever predict, but the rules can change, the association could end up with idiots (very common) on the board who destroy the financials - it's like inviting a whole bunch of strangers who probably have zero real estate savvy or property management savvy or commercial financial management savvy - into your investment.I made the mistake of investing in one once, after only owning anything fee simple prior, and I couldn't wait to sell it.
