My firm has multiple clients where we work on their real estate business portion, and then they turn our work over to one of the Big4 accounting firms like Deloitte (hired by their employers), and these firms incorporate it into the tax return along with the client's (often convoluted) job compensation.

(sudden move to other state etc).So, I am wondering if that is the plan all along with some of the turnkey companies - that they put in a deadbeat tenant or anyone that breathes, pay for a few months rent (incorporated in their selling price) and then suddenly tenant doesn't pay and PM disappears and the buyer is left hanging........

Mortgage paydown is already incorporated into total return, although I agree that tax incentives/deductions are not considered since in many of the situations, there is no taxable gain to be deducted since the properties are cash flow negative both from an absolute standpoint and from a taxable income standpoint
