I'd also research and experiment with ways of extracting greater revenue from your current properties (add and charge for storage, collateral services, etc.). 

Also, most Realtors don't want to work with "New" investors (I have asked) as they don't want to baby-sit them - but with the experienced ones they definitely have a meaningful long term relationship. 

I also tend to be old-school, and I love to have some meaningful, conversation-sparking piece of art over the fireplace.
