I'm sure you are just disappointed now that you know how the deal played out for someone else but in the bigger picture, it's not about any one deal but about having a systematic approach to investing.I'm sure you'll find an even better deal here shortly.Russ

You should have your fee agreement in writing with all the contingencies and amounts agreed upon - otherwise disputes, disagreements and disappointments are inevitable.

A bit disappointing, being that this was going to be my very first time attending an auction.

Very interesting (an disappointing to me)  But better safe than sorry! 

I just wanted to try the investors route first to see if works but I ended up very disappointed dealing with them.

My agent was disappointing and I am sure I lost a lot of prospective tenants due to time sync with agent. 

I think it's better to pass on a lot of properties and find a great one, than buy the first one you come across and then be disappointed when the cash flow doesn't match your expectations.As far as your turnkey company - I'd say if they don't have around 2-3 new properties a week, they may be too small for you to be exclusive with them.

That's disappointing but not a disaster.
