You should have your fee agreement in writing with all the contingencies and amounts agreed upon - otherwise disputes, disagreements and disappointments are inevitable.

I think it's better to pass on a lot of properties and find a great one, than buy the first one you come across and then be disappointed when the cash flow doesn't match your expectations.As far as your turnkey company - I'd say if they don't have around 2-3 new properties a week, they may be too small for you to be exclusive with them.
