The other thing I love about Smartbnb is that they are constantly approving, adapting, and they do care as a company on the service side. 4 years ago, I learned about Smartbnb on a podcast called Get Paid for you Pad.

They also have a rapidly growing population that is in need of affordable housing so house hacking is very popular and companies like Pad split seem to be doing well here. 

Then put pencil to pad and hammer out a business plan.

The first thing I noticed about the park was the large number of vacant pads and an extreme lack of cars parked next to the existing homes.

Electrical, framing, roofing, fencing, cement pads, plumbing, you name it.

Curious about how do you rehabbers write up your scope of work amd material lists for your own crews or subs.Do you walk through the house with your GC and tell him what you want and have him write it down.Do you write everything up in an orgamized form and then walk through with you GCDo you walk from room to room and write everything on a legal pad?
