My RE atty spoke to the division of taxation and they said this is false, but my accountant has a way of making people look dumb and is usually correct and said he had an investor recently lose a deal and have to pay cap gains because of this.

So my comments are to give new people more perspective, and not be under a false illusion that an llc is necessary to do a deal, or that it provides , a high level of protection, where you won't be held personally liable if you break the law, or someone sues you with just cause.

Now, the other side is the ability to carry credit is to other dealings, you have the debt and meet the obligations, like your insurance company, they don't care how much you make but they do want to see you paying everything as agreed and they don't like seeing you in a financial bind, that's an indication for making false claims.

Even if the Denver market is absurd right now, it seems like a pretty safe bet that land in that particular neighborhood will at worst hold value, and will most likely continue to increase in value at impressive rates over the next few years as Denver continues to boom.

Also, depending on budget/investment and ARV, maybe build a large cedar deck out front, possibly the same width as the dormer, with large pergola beams jutting out from the house, to create a false roof, seating area out front, and to add size to the front of the structure to TRY to bring some proportion back to the visual aspect of main level vs. dormer.
