If you can find something that appreciates, that's an added bonus but should not be the deciding factor in a buy and hold decision (although it can be a contributing factor).I would like however to hear more about your flip deals that you successfully completed!

If you keep your profits low and not taking money out of the C-Corp the tax factor is irrelevant.

A co-worker was transferred to a factory at a town where our company was the major if not only employer.

I’ve had family work in those factories.

A big chunk of expenses are coming from my mortgage which I would shoot to pay off the loan asap from other sources of income but disregarding that factor, I am curious if that is a worthwhile number on a 3 unit building.

A plus factor is that it is just beside a school campus, students are preferably my target market.

Second factor is being neat and tidy on the job.
