@Cameron Pletcher - the Huntsville market is crazy right now with an oversaturation of buyers and less than 1000 properties in total available based on the recent real estate data. 

If you can find non MLS deal in El Dorado Hills, Cameron Park, Placerville, South Lake Tahoe for flips or even BRRRR that cash flow $100 after 50% expenses and mortgage I will be interested.

So much cash to spend on RE, but that's what pushes the prices up in all of the allegedly "hot" markets.
