You need to create a property proforma with much more information highlighting the space.

Once you do that set up the property for that demographic and write a listing that is a lot more detailed highlighting the key features, amenities, and other details your demographic is looking for. 

We won't get into the nuances of mortgage banking here, but I wanted to highlight an option that is slowly creeping onto the real estate lending and investor radar, interest only ARM's and payment options. 

A little more pricey but if you highlight that its from easily renewable source you can charge  premium.
