I know my contractor was disappointed. lol

I lend to other investors, all with little or no money of my own.I have to say I am slightly disappointed at the level of negativity coming from most of these posts.

My agent was disappointing and I am sure I lost a lot of prospective tenants due to time sync with agent. 

I think it's better to pass on a lot of properties and find a great one, than buy the first one you come across and then be disappointed when the cash flow doesn't match your expectations.As far as your turnkey company - I'd say if they don't have around 2-3 new properties a week, they may be too small for you to be exclusive with them.

You should very well be able to incorporate a holding company whose sole asset is an apartment complex, this is done all the time on either side of the 49th.As for the "crappy five year term", I'm sure if you asked your bank for one, they'd do their best {not} to disappoint ;-)

That's disappointing but not a disaster.

This wasn't our first disappointing experience with a realtor.
