If you can't defend the value and make it make sense neither will a buyer.EVERYTHING comes down to price.Anything will sell for a price.The price doesn't have to be monetary.You can have banks donate property for tax write off etc. to non-profits or the counties and cities etc.So even though a property has nominal value it can still be sold.I hope you didn't get "new agent syndrome" where you are so desperate to get a listing that you cave to the sellers demands.This happens often when bills start piling up and you need a closing.Are you mirroring a high volume broker/agent in your office you can learn from ?

PM’s I’m not defending the unlicensed plumber but that’s how so many of those companies make margin, if you want someone licensed the easiest way is to self manage a property (I have a duplex 1.5 away I self manage, have a great plumber, he’s literally replacing a hot water heater tomorrow while I’m 1.5 hours away) as far as the future, it’s really important to try to take the emotion out which I know can be difficult, is this a property that has had issues but can be corrected and become a profitable and relatively easy property to manage.

We are looking at purchasing a tax lien property at Sheriff sale as our first property since it is in the same neighborhood we live in and looks to be in good shape.I purchased a title search on the property, which came up with no other outstanding liens, however the copy of the deed in the title report has the name of the son of the defendant on it.
