Hey Emily, There is a beautiful category of loans called non-conforming (AKA nonQM) that will come in and save the day for those of us who are great at tax write offs!

While many might scoff at the idea that someone can arbitrarily dictate that all rental prices will follow the CPI-U, you have boldly chosen to assert yourself and demand that the world conform to your ideas.

Whenever possible, you should try to use a conventional/conforming lender as they offer the best rates and terms if you can qualify.

Checking in with my local lenders, there hasn't been any tightening of lending standards yet for conforming products, even with the recent banking issues. 

On top of that, this was a duplex that seemed to have lost its legal non conforming status in SFR zoning, so it had to have some work to convert back to a SFR, essentially adding sq.footage and again no permits.
