They have mistaken my kindness for weakness.

Check the leases.Are they weak and did the landlord give concessions (free rent,reduced rent,low to no deposit to move them in).Do you see a pattern for the area of reducing rents??

Knowing that, students should be doing their due diligence as to their education.No pain, no gain, no risk, no reward, no real education and ignorance prevails, only the strong survive, the weak get eaten, the naïve get taken, doers win and dreamers lose.

Also, do an honest self appraisal - utilize your strengths and hire for your weaknesses.

Asking for help doesn't make you weak, it ultimately makes you stronger as you can level up faster. 

Use your markets strengths and weaknesses.  

Kindness is not weakness!

After some weak/naive negotiations, they have me an extra $20K for my pain.My neighbor, same type of property two doors down, got an attorney to help negotiate and got an extra $144K.If I were you, negotiate it up as much as you can, hopefully a little over market value.

In my opinion it shows weakness as a landlord and property manager.
