That can be added to the lease as an amendment in PA.

One could file a lawsuit again or just amend it to reflect the correct party, both parties could have done this without ever stepping into the court room, and I have seen judges allow it on the spot. 

Question is, am I required to formally withdraw my current offer in writing or is my text to her that I will provide an amended offer after receiving their mold estimate the owner obtained sufficient .Also, anyone have a wholesaler friendly purchase agreement that says something like closing cannot be barred due to seller' delay or failure to purchase a home .Thanks in advance for the input

Then, amend his agreement at the soonest possible moment (check your jurisdiction's laws) to eliminate problematic payment methods.

If both parties agree and sign off on the amendment to the lease is this ok?

I keep my lender updated by forwarding via e-mail the completed addenda/amends as each stage is completed plus title updates and timelines.  

Yes most of us get applications filled out, have a lease on computer so that it can be amended easily and do all of the work direct.

So as far as I know you cannot change the splits over time without filling an amendment to your LLC with the Secretary of State every time you want to update it.That being said, you can give whatever splits you want regardless of what is in the LLC docs.
