Short story is I bought the property in 2001, the seller started a lawsuit in 2007 (long after the 3 year statute of limitations, but I digress) the lender joined, I won at the state level, it went to appeal, it was remanded back to the state, I won there, it was re-appealed to the 9th where I won as well.

Most landlords here prefer for tenant to pay (for obvious reasons) PLUS there is a statute that says if the power has been disconnected for seven consecutive days, the landlord may consider the premises abandoned and re-enter without the need for an eviction lawsuit.
