:) I, too, am rebuilding capital for the next investment.

I plan redoing 200 linear feet of the box gutters, re pouring the concrete, patch fire escape and repaint, and re build bowing wall at back of it.

You can do a lease audit to recreate the income but many times the seller would have you believe that the T3 accurately reflects expenses. i would rebuild my expenses by getting copies of annual utility bills, insurance, taxes, and service agreements.

truthfully its not that bad. and is close to town. 10 min bike ride, the wave of rebuilding is on its way.

Also, I would suggest credit repair services... there are some good ones that can help you rebuild and reestablish good credit.Best of luck in your endeavors!

There are some areas that are really hot for flips (or more accurately, scrapes and rebuilds) like Wash Park, the Cheeseman area, Cap Hill, and the Highlands, and then there are a lot of areas surrounding them that are seeing a lot more activity as well.

I have "some" skills, as I've volunteered on rebuilding (not from the ground-up) homes before, but never done anything solo.

There are often rights to rebuild exactly what you had so that you did not suffer a financial loss through no fault of your own - i.e., you couldn't put a 3-family MFH up, but you could rebuild the exact same 2-family MFH. 

Are there others doing tear downs and rebuilds in the area.

Tim Pagano, the single family property I own is now zoned for two family properties so most folks want to come in,knock it down and rebuild.
