Not nearly as impressive as some deals on here, but my first deal is my favorite and completely changed my life.I purchased a duplex south of Denver CO in 2011 for $242k, 25% down.

I'm going to BRRRR the property and im trying to figure out how to add value beyond the obvious like increasing bedroom count. i currently considering adding three additional bedrooms, add coin operated washer dryers with vending machine for soaps and what not, Cleaning service weekly or bi-weekly. what are some value adds or tips others have done?

Experience with alternative asset classes (private equity, crypto, etc.), tax strategies, and international diversification strategies is a bonus.The main reason I'm looking for an advisor at this time is to help make managing my money a scientific process rather than an emotional one. 

I just feel like you have way more control over real estate than the stock market or gold or crypto, and you can’t have it in cash.

I currently operate exactly such a strategy I have coined AAA Strategy.

Does anyone knows a reputable insurance co. in Calif or licensed in Calif that will insure a non commercial rental property for the landlord (myself) who’s tenant has a couple of Chow Chow dogs?

I've always been intrigued by coin-op car washes for a side business after I met a guy who said the money was really good.

I have always thought the coin opp ones would be good in the right area... the one by my house makes good $... the staffed ones...
