Survey. 

Apparently Winston-Salem is horrible for report crime data to national surveys.

Any advice on how I to survey land and assess potential issues that may be hidden in the listing, or how to identify if it is in a good location, and priced well. i realize that these are subjective questions but appreciate any general guidance on how you experts conduct your searches.

Especially if the unit is in California where electric is sky high.Edit: You can survey the market through zillow, craigslist, etc., to see if rentals with an EV are commanding higher rents.

I gave a survey proposal on one of them and there was a stack of nondisclosure docs so I never found out what the lease would pay or the length of time.

Do you have a topo survey?

I’m not going to pay any upfront fees.............I won’t pay for an appraisal, title report, survey, accountant to prepare financials or anything else required to have even an outside chance of getting a loan2.

If you order a slab elevation survey and the elevation is 1’ above the Base flood elevation, you are not required to carry flood insurance.

They make you pay for a host of environmental surveys on top of everything else and like you mentioned, they take their sweet time.
