The housing market here(like most big metros) has been experiencing shortages in quality rentals from all of the growth that has come our way in the last decade.

It's dead in my market due to inventory/housing shortages and our ever increasing price points.

It is about 1:30min North from Miami I am told there is a vast shortage of rental inventory and new homes from multiple sources such as a client who sold all his Miami and Hollywood multifamily to increase his 330+ unit portfolio there.

My projected rent growth is not primarily due to the housing shortage, but is due to increased risk placed on LLs due to rent control and the desire by under market rent properties to attain market rent as soon as the rent control regulations permit (5% plus local inflation for multi-family, SFR no limit).Good luck

The thing you want as a RE investor is a shortage of good housing and a big demand for them.

Some homes are in beautiful areas and sometimes they can command more if there is a shortage of homes in that zip code. 

There's a hotel shortage right now in Indy which is helpful for STR's with events like Big Ten Championship, NCAA Tournaments, Convention Season and the Indianapolis 500, but there is a huge push for building more hotel accommodations downtown right now, so STR's in Indy might not be a great long-term solution.
