This appears to be a routine transaction.

Using the warranty I've had the following replaced/repaired without issue:1 of our 2 water heaters replacedA Dishwasher ReplacedAn in-wall water leak repairedPool filter (sand) refurbishedCracked Water Pipes (Pool) ReplacedEvaporator Coil Replaced2 Furnaces Repaired (Make sure your filters are clean or they'll reject the claim for lack of routine maintenance).Where they really suck for us is Air Conditioning equipment. 

On MLS, you will now routinely see 4 plexes selling at 400K. 

Once you become the master of something & it becomes routine, it's time to turn the routine activity into a real passive activity & learn something new to keep the mind engaged.  

Also, even though the renters don't bother you, create reasons to get over there on occasion to do something routine such as furnace filter maintainence.  

The important thing is to routinely review all invoices, bank statements and credit card statements to make sure everything to correct.

Hi @Manuel Moreno Jr I'm a lender here in CA and routinely get asked this question from clients.

Also as far as the review goes, you can state a follow up response, that you maintain your cabin with routine pest maintenance and as soon as you heard this complaint you acted immediately to find that no bed bugs were found and that your cabin is in the woods out here and that is how things are, etc.. etc..  

My 1031 company has a summary guide and in it they say:"The equity in the replacement property must be equal or greater than the net equity in the relinquished property(contract sales price less routine transaction expenses less the mortgage payoff, if applicable).
