Buying my 1st Duplex! What are the NUST have Insurance?

Hi BP Community, 

I am closing on my first duplex in Logan Heights, San Diego. (92113) West of the 15. 


What are the MUST have insurance policies I should have/consider? Just basic, Fire, Earthquake, all of the above?
