great insight guys :) thanks for the replies.especially regarding the mention of 'soft' skills such as the interacting with people, staying calm in tough situations, persistence, building the habit of hard work, and learning to analyze.thumbs up

I doubt there will be any crack down at all in this area under the CFPA recently passed.When I made loans, my persistency ration was over 97%, people did not pay for any fees except a credit report until I knew the loan would be funded!

As somebody who was a sub-prime mortgage loan officer in 2007-2008 and remained in the mortgage industry for following 14 years, I can say with confidence that this time it's different (from a quality of loan perspective)The single biggest threat to the housing market in my opinion is if we enter a recession and these layoffs persist.

It seems odd to me that people don't think that we can turn off the money spigot in the same manner it was turned on.All of this discussion seems to jive with the persistent doom and gloom politics we see on the forum day to day.
