I'm on the verge of making an offer on a 2/2 on the Southside (a good part of the Southside), yet I'm hesitant because I've heard the harsh Pittsburgh cold/snow can make units hard to fill in the winter.

I wouldn't rent to them simply because of the lack of K-1 and paystubs as well as their drama from familial issues they're dealing with right now. you can always use 90 days bank statements in leu of this and count the deposits as gross income to qualify or use the net income to qualify the tenant.

So the drama goes on.

The winters are harsh in that part of the state; which is why alot of properties are in such bad shape. 

As progress continues to be made on the regulatory hurdles and the drama from the bad actors subsides that should bode well for the industry.
