People do all these fancy things but I dont think its right for a first timer. 

I have looked at 1/1 units in the area if I were to rent on my own, and the places that have caught my fancy are in the realm of $2250, so I used that number because that is what I assume I WOULD be paying if I rented on my own.

LV’s biggest water problem is that decades old agreement allowing CA to siphon off Lake Mead while southern Californians continue to waste tons of water on fancy green lawns in a desert climate.

I feel these factors give this place an advantage over most as a prospect for a short term rental property.The downside is that the place is not extremely fancy.

You can have a rock solid tenant screening method, fancy clauses in your lease, and even a great line of communication with your tenants, but all of that can never account for how weird people are.If you have the time to invest, it is always helpful to form relationships with local businesses like locksmiths, plumbers, or near by small businesses.

Of course, you don't even need to be that fancy.

Having basics like soap, shampoo, etc is important but I don't think condiments, fancy towels, charging etc are ever expected or included unless specifically noted in the description (can drive more bookings depending on the market)

They see people with fancy websites and I guess they figure "those guys" know what they're doing.
